Turnkey Homesites

This is the service S5 Earthworks is known for. You hand us a wooded lot and get back a site that's ready for the next phase, without hiring a clearing company, then a grinding company, then a grading company, and hoping their schedules line up.

What turnkey means here
Turnkey means one vendor handles the whole job. On a typical homesite that starts with taking down the trees and brush on the footprint, grinding the stumps and debris instead of hauling load after load to a landfill, and then grading the lot so the builder can come in and set forms. We bring the skid steers, forestry mulcher, dozers, excavators, and loaders that each stage needs, and the same people run the project from the first tree to the last pass of the blade.
For a homeowner, that means one phone number and one person who knows what's going on. For a builder, it means a lot that's actually ready when it's supposed to be, because there's no gap between the clearing contractor finishing and the grading contractor showing up.
Who this is for
Builders working on higher-end homes hire us to clear and grade individual lots so their crews can start on schedule. Developers bring us in on subdivision and development sites where several lots or a whole phase needs clearing. And plenty of property owners in Barrow County and the surrounding area call because they bought a few wooded acres and want a house on them.
The common thread is a heavily wooded piece of ground and a clear end goal. If you already know where the house is going, we can work backward from that to what the site needs.
How a homesite job unfolds
It starts with a site walk. We look at the trees, the slope, how wet the ground is, where the driveway and utilities are coming in, and where the house footprint sits. Then we put together a written, itemized price that covers the scope we talked about, including any hauling, material, or rock the site needs.
Once you approve it, the work runs in order: clearing the footprint and any area you want opened up, grinding stumps and debris, then rough grading and shaping the pad. Even a one-acre lot can have a lot of moving parts when it's heavily wooded, so we'd rather plan it properly than rush it. When we leave, you have a finished site, not a pile of debris and a to-do list.
What's usually included, and what to ask about
A turnkey scope generally covers clearing, grinding, grading, and site prep on the area we agree to. Tree work and retaining walls are also things we do, so if the lot needs a wall to hold a grade change or select trees taken down near the house, mention it during the walk and we'll price it in.
Erosion control requirements, permits, and survey work vary by county and by project. Ask us on the site walk and we'll tell you what applies to your lot, what we handle, and what's on you or your builder.
FAQ
Do I need to hire a separate grading contractor after you clear?
No. Grading and site prep are part of what we do. That's the whole reason to hire one contractor for the lot instead of three.
Can you clear just the house footprint and leave the rest wooded?
Yes. A lot of homeowners want the trees kept around the edges and a clean building area in the middle. We'll walk the lot and flag exactly what stays and what goes.
What happens to the trees and stumps?
Most of it gets ground on site with our horizontal grinder instead of being hauled off. If a site calls for hauling, that's spelled out in the itemized price so you can see the cost.
