Scope of work
Every project is defined by the written price and description S5 Earthworks LLC provides after the on-site walk, or by the price agreed on site for simpler jobs. That description is the scope. Work outside it, including areas not walked, trees not discussed, hauling, material, or rock not listed, is priced separately before it is done. Information on this website describes our services in general terms and is not an offer to perform work on any particular property.
Estimates and pricing
Estimates are based on what we can see and discuss during a site walk. Conditions that can't be seen from the surface, such as buried debris, rock, wet ground, or utilities, can change the scope, and we will talk with you before proceeding when that happens. Most work is priced by the project and some by the acre. Larger projects generally require a deposit, which is stated with the price. Prices shown or described on this site, if any, are examples of how we price and not a commitment for a specific property.
Site conditions and access
You are responsible for confirming property lines, identifying trees or features you want kept, and telling us about known underground utilities, septic systems, wells, drains, and easements before work starts. We work from what we're told and what we can see. Machine access to the property is part of the scope discussion; if access has to be created, it is priced in the written scope.
Debris, mulch, and finished condition
Unless the written scope says otherwise, cleared debris is ground on site and the resulting mulch remains on the property. Forestry mulching leaves a layer of chips and ground-level stumps by design. Grading is to the rough grade described in the scope. Permits, erosion-control requirements, survey, and inspections vary by county and project; the scope states what we handle and what remains with you or your builder.
Scheduling and weather
Start dates are estimates. Weather, ground conditions, and prior jobs running long can move a schedule, and we'll keep you informed when they do. Wet clay in particular can stop grading work until the ground dries. Either party may cancel a scheduled job with reasonable notice; costs already incurred for mobilization or material may be charged.
